Transit-oriented developments (TODs) are mixed-use communities that are designed to be walkable, bikeable, and have easy access to public transportation. TODs have been shown to have a number of environmental benefits, including reducing greenhouse gas emissions, air pollution, and water pollution. Quantifying the environmental benefits of TODs is important for a number of reasons. First, it can help to raise awareness of the benefits of TODs and encourage more communities to adopt TOD policies. Second, it can help to inform decision-making about TOD investments. Third, it can help to attract green financing for TOD projects. There are a number of different ways to quantify the environmental benefits of TODs. One common approach is to use transportation models to estimate the reduction in vehicle miles traveled (VMT) that results from a TOD project. The VMT reduction can then be used to estimate the reduction in greenhouse gas emissions, air pollution, and water pollution. Another approach to quantifying the environmental benefits of TODs is to use land use models to estimate the impact of TODs on land development. TODs can help to reduce urban sprawl and conserve open space. This can have a number of environmental benefits, including reducing greenhouse gas emissions, improving air quality, and protecting water quality
